Situated in a conservation area in Pelsall near Walsall. The client had very ambitious aims to develop his existing house into a family home for life. The contract value is in the region of £100k, the contractor was Cavill's of Walsall.
The job is still currently on site but there is still plenty to talk about. The existing house was somewhat plain so the client wanted to envelope the existing with a brand new façade of facing brick which presented more character. The new brick façade with the stone surrounds achieve a dramatic effect on a somewhat modest house.
The new house will have 4 bedrooms, an enlarged kitchen and living space facing the garden area with its own pool room facility.
One of the greatest challenges facing the client was achieving the planning permission. A conservation area coupled with the presence of bats, a protected species. This meant numerous bat surveys both morning and night and negotiation and discussion with the local authority to achieve the permission.
